Glenborough Realty Trust Incorporated is listed on NYSE (GLB). Glenborough Realty Trust Incorporated is a self-administered Real Estate Investment Trust (REIT) with a nationwide portfolio of 62 primarily office properties, including 4 operating joint ventures, as of December 31, 2004. We focus on owning and managing high-quality, multi-tenant office properties with strong demand attributes located in supply constrained locations within large diverse markets. Our portfolio encompasses approximately 11 million square feet with the largest concentrations in the following markets: Washington D.C., Southern California, Boston, Northern New Jersey and San Francisco. We were incorporated in the State of Maryland on August 26, 1994. On December 31, 1995, we completed a consolidation in which Glenborough Corporation, a California corporation, and eight public limited partnerships (the GRT Predecessor Entities) merged with and into us. We elected to qualify as a REIT under the Internal Revenue Code.

GRT is a fully-integrated, self-administered and self-managed Maryland real estate investment trust (REIT) which was formed on September 1, 1993 to continue the business of The Glimcher Company (TGC) and its affiliates, of owning, leasing, acquiring, developing and operating a portfolio of retail properties consisting of enclosed regional and super regional malls (the Malls) and community shopping centers (including single tenant retail properties) (the Community Centers). The Malls and Community Centers are each individually referred to herein as a Property and the Malls and Community Centers in which GRT holds an ownership position (including joint venture interests) are collectively referred to herein as the Properties. On January 26, 1994, GRT consummated an initial public offering (the IPO) of 18,198,000 of its common shares of beneficial interest (the Common Shares) including 2,373,750 over allotment option shares.
